You should never assume the utility setup of a Lehigh Acres property.
Florida Governmental Utility Authority operates water and wastewater infrastructure serving portions of the Lehigh Acres area. Other properties may use private wells, septic systems or different combinations depending on the address.
Lee County Utilities specifically states that it does not provide the standard Lee County water and wastewater service to Lehigh Acres.
So before you purchase a property, verify exactly what serves that address.
If the home has a well, consider water-quality testing and the condition of the water-treatment equipment. If the property uses septic, review permits and consider a septic inspection.
Do not assume that because the home next door has one utility arrangement, the property you are buying will have exactly the same setup.
Canals and Drainage Are a Major Part of Lehigh Acres
Lehigh Acres contains an extensive drainage system managed in large part by the Lehigh Acres Municipal Services Improvement District, commonly called LA-MSID.
LA-MSID reports maintaining approximately 311 miles of canals, along with culverts, bridges, water-control structures, lakes and preserve areas.
These waterways are not simply decorative canals. They are part of the area's stormwater, drainage and water-management infrastructure.
One example is Harns Marsh. LA-MSID says the 578-acre former farmland was transformed into an active stormwater facility beginning in the early 1980s to help filter water and reduce flooding toward the Orange River.
Today, Harns Marsh is also known for wildlife observation and passive recreation.
Does Lehigh Acres Have Flood Risk?
Yes. Being inland does not mean you should ignore flood risk.
Flood risk is property specific. Some properties may be outside FEMA Special Flood Hazard Areas while others may fall within areas where flood insurance requirements and building standards differ.
Before buying, check the exact property's FEMA flood designation and Lee County flood information rather than relying on a general statement about Lehigh Acres.

Roads, Traffic and Infrastructure Are Changing
Growth has created transportation challenges in eastern Lee County, and Lee County continues to invest in infrastructure around Lehigh Acres.
The county has identified major projects involving corridors such as Sunshine Boulevard, Bell Boulevard, Gunnery Road and connections toward State Road 82 and Alico Road.
Another major project is the Able Canal shared-use pathway. Construction began in 2025 on a roughly 5.6-mile pathway designed to connect Harns Marsh, Lehigh Acres Park, Lehigh Elementary School and Lehigh Acres Trailhead Park. The project includes a pedestrian bridge, pavilions, landscaping and other improvements.
If you commute toward Fort Myers, I-75, the airport or employment areas along Daniels Parkway and Colonial Boulevard, drive the route during the hours you would normally travel. A home's map location alone does not tell you what your actual commute will feel like.
Parks and Outdoor Recreation in Lehigh Acres
Lehigh Acres has several outdoor recreation options.
Harns Marsh
Harns Marsh is one of the area's most recognizable natural locations. LA-MSID reports that the marsh supports more than 140 animal species and serves both environmental and stormwater-management purposes.
Veterans Park
Veterans Park covers approximately 81 acres and includes recreational amenities such as sports fields, basketball and tennis courts, playground areas, a walking and jogging track and a skate area.
Lehigh Acres Park
Lee County lists amenities including baseball and softball fields, tennis and pickleball courts, fitness stations, disc golf, walking paths and playground facilities.
Lehigh Acres Trailhead Park
The Trailhead Park is planned as part of a larger greenway connection along Able Canal and retains features from the former golf-course property on which it was developed.
Lehigh Acres Is Still Growing
You can see the area's growth not only through housing construction but through public infrastructure investment.
Lee County continues to fund transportation, parks, drainage and recreational improvements in the community. Healthcare access in eastern Lee County is also expanding.
