December is normally one of the slowest months of the year but strong buyer demand across most segments of the market, buoyed by near-record low-interest rates, continues to drive a healthy sales pace in the face of a new wave of infections and a softening jobs market.
New Listings In Fort Myers decreased -3.9% percent for Single Family homes and -11.3% for Townhouse/Condo homes in Fort Myers. Pending Sales in Fort Myers increased +77% for Single Family homes and +97% For Townhouse/Condo homes. Inventory decreased -58.2% percent for Single Family homes and -52.6% percent for Townhouse/Condo homes.
Median Sales Price increased $411,894 a +22.7% for Single Family homes and $208,879 +4.3%for Townhouse/Condo homes. Days on Market for the median is 19 | -54.8% days and for the average is 51 | -31.1% days for Single Family homes. Months Supply of Inventory for Single Family homes is 1.6 | -66.0% month if you take the new construction will be in the 1.3 months of supply.
With low mortgage rates and strong buyer demand in most market segments, the housing market of early 2021 looks to continue the trends we saw in the second half of 2020.
