Meet Manuel Vargas, Your Fort Myers Realtor
Hey guys, I’m Manuel “Manny” Vargas, a Fort Myers Realtor with RE/MAX Realty Team.
I have lived in the Fort Myers area since 2004, and I have been helping buyers and sellers throughout Southwest Florida since 2018.
I work with first-time home buyers, relocation buyers, retirees, investors, homeowners getting ready to sell, and families searching for the right place to call home.
My approach is simple. I give you honest information, explain what you need to pay attention to, answer your questions, and guide you through the process without putting pressure on you.
That is not just something I say. Honesty, communication, local knowledge, and customer service are some of the things my clients mention most often when describing their experience working with me.
“He provided me with honest, insightful information that helped me understand the current trends and make informed decisions.”
— Luis Guerra
Honest Real Estate Guidance Without the Pressure
Buying or selling a home is a major decision. You deserve more than someone who is only trying to close another transaction.
My job is to help you understand the property, the neighborhood, the market, the contract, and the complete financial picture before you make a decision.
I will tell you what I like about a home, but I will also point out the things we need to double-check.
Depending on the property, that may include:
- Flood zones and flood insurance
- Homeowners insurance costs
- Property taxes
- Roof age and condition
- HOA and CDD fees
- City water and sewer assessments
- Seawall and dock condition
- Canal and boating access
- Builder incentives
- Closing-cost credits
- Interest-rate buy-downs
- Home inspection findings
- Possible future repair expenses
One thing though: the least expensive home is not always the least expensive home to own.
Once we calculate insurance, taxes, repairs, assessments, HOA fees, utilities, and financing, another property may actually be the better deal.
I want you to understand those numbers before you move forward.
“He was looking out for our needs and not pressuring us. His enthusiasm and honesty made the whole buying process easy and a lot less stressful.”
— Victor Planas
Helping Home Buyers in Fort Myers and Southwest Florida
I help buyers search for homes throughout Fort Myers and the surrounding Southwest Florida area.
My main service areas include:
- Fort Myers
- Cape Coral
- Lehigh Acres
- Alva
- North Fort Myers
- Estero
- Bonita Springs
- LaBelle
- Buckingham
- Fort Myers Shores
I work with buyers searching for single-family homes, pool homes, waterfront homes, new construction, condos, vacant land, and investment properties.
I am not here to convince you that every property is a great property. I will point out the good, the bad, and anything that deserves a closer look.
The goal is to help you understand what you are buying and reduce the chance of expensive surprises after closing.
First-Time Home Buyer Guidance
Buying your first home can feel confusing. There are loan approvals, deposits, inspections, appraisals, insurance quotes, closing costs, title work, contracts, walkthroughs, and important deadlines.
I take the time to explain the process in a way that makes sense.
I will walk you through each step, help you understand the paperwork, and make sure you know what is happening throughout the transaction.
There is no such thing as a bad question when you are making one of the biggest purchases of your life.
“Manny made our first-time buyer experience amazing. He was very attentive, very knowledgeable and patient with us.”
— Tammy Gulledge
Relocation Buyers Moving to Southwest Florida
A large part of my business comes from people relocating to Fort Myers, Cape Coral, Lehigh Acres, Alva, and other Southwest Florida communities.
Many of my clients live in another state and cannot personally visit every property.
I help relocation buyers compare communities, tour homes through video, review properties, and understand the differences between locations.
We can compare areas based on:
- Your home-buying budget
- Property taxes and insurance
- Flood zones
- Commute and driving times
- Shopping and healthcare access
- Boating and waterfront needs
- HOA rules and restrictions
- Property size
- Home age and condition
- The lifestyle you are looking for
“As buyers coming from out of state, his knowledge of the neighborhoods was invaluable to us.”
— Jesús Bartoli
New Construction Homes in Fort Myers and Southwest Florida
New construction is a major part of my real estate business.
I work with buyers purchasing homes from national builders, local builders, and custom home builders throughout Southwest Florida.
Builders may advertise discounted interest rates, closing-cost assistance, upgrade packages, or reduced prices on completed inventory homes.
Some of these incentives can be really good. But let’s double-check the complete deal before choosing a home based only on an advertised payment or interest rate.
I help buyers review and understand:
- Builder contracts
- Lot premiums
- Included features
- Design and upgrade costs
- HOA and CDD fees
- Interest-rate promotions
- Closing-cost credits
- Construction timelines
- Home inspection options
- Blue-tape walkthroughs
- Builder warranty procedures
Remember, the builder’s sales representative works for the builder.
I work for you and help you compare the builder’s offer with other new construction and resale options.
Call or text me before visiting a new home community. Many builders require your real estate agent to register or accompany you during your first visit.
Pool Homes and Waterfront Homes
Many buyers move to Southwest Florida because they want a pool home, waterfront property, boating access, or more time outside.
These homes can be really really nice, but there are additional details buyers need to review.
What to Check When Buying a Pool Home
With a pool home, we may need to review:
- Pool equipment age and condition
- Pool pump and filtration system
- Pool heater
- Pool surface condition
- Pool cage and screens
- Pool deck
- Plumbing and electrical components
- Saltwater or chlorine system
What to Check When Buying a Waterfront Home
With a waterfront home, we may need to review:
- Seawall condition
- Dock and boat lift condition
- Bridge height restrictions
- Canal width and water depth
- Boating distance to open water
- Freshwater or Gulf-access canals
- Sailboat-access restrictions
- Flood elevation and insurance
I help buyers understand what they are purchasing so there are fewer surprises after closing.
Helping Homeowners Sell in Fort Myers
Selling a home takes more than putting it in the MLS and waiting for somebody to make an offer.
Pricing, presentation, professional photography, video, online exposure, communication, follow-up, and negotiation all matter.
Before listing your property, I review recent sales, active competition, expired listings, current inventory, property condition, and what buyers are responding to in the current market.
We then create a pricing and marketing strategy based on your home and the current Fort Myers-area real estate market.
“He came well prepared with data to help us feel comfortable about every decision. Manny worked tirelessly to market the house, show it, and hold open houses.”
— Mario De Armas
Pricing Your Home Correctly
Pricing correctly from the beginning is one of the most important parts of selling a home.
An overpriced property can sit on the market, lose momentum, and eventually sell for less than it might have sold for with the right strategy from the start.
My job is to give you honest information, show you the available market data, and help you choose a price that makes sense.
Video and Online Real Estate Marketing
Video is a major part of how I market properties and educate buyers and sellers.
Depending on the listing, I may use professional photography, property videos, social media, YouTube, online advertising, and local real estate content to provide additional exposure.
“His video marketing skills truly set him apart. Our home was showcased beautifully, attracting serious buyers quickly.”
— Carolyn Jackson
Communication You Can Count On
One of the most common things my clients mention is communication.
I answer calls, return messages, provide updates, explain problems, and help keep the transaction moving.
You should not have to chase your Realtor to find out what is happening with your home purchase or sale.
My clients have described me as responsive, caring, knowledgeable, professional, honest, hardworking, patient, and easy to talk to.
“He communicates on time, addresses all questions and issues promptly, and always keeps you informed.”
— Robenson Jean-Baptiste
Local Experience and Customer Service
Before becoming a Realtor, I spent more than 20 years in retail management and customer service.
That experience taught me how to communicate, solve problems, negotiate, stay organized, and take care of people.
I am originally from New Jersey, was raised in Puerto Rico, and have called Southwest Florida home since 2004.
I speak English and Spanish, and I work with buyers and sellers from many different backgrounds.
One client said that I had “mastered the art of customer service.” Another explained that even though they were only purchasing vacant land, I treated their purchase with the same importance as a million-dollar home.
That is the standard I bring to every client and every transaction.
Whether you are buying a small piece of land, purchasing your first home, relocating from another state, buying a waterfront property, or selling a longtime family home, your transaction matters.
More Than Just Real Estate
When I am not helping clients or creating real estate videos, you will probably find me fishing, riding my jet ski, boating, flying my drone, or spending time with my family.
I enjoy living in Southwest Florida, but I am also honest about the area.
Every community has advantages, disadvantages, expenses, and things buyers should understand before moving.
My goal is not to convince everybody that Southwest Florida is perfect.
My goal is to help you decide whether Fort Myers, Cape Coral, or another nearby community is the right fit for you.
Let’s Talk About Your Real Estate Plans
Whether you are buying your first home, relocating to Southwest Florida, searching for a pool or waterfront home, considering new construction, purchasing land, or getting ready to sell, I will guide you through the process.
Call me, text me, or send me a message. Tell me what you are trying to do, and we will take it one step at a time.
