One number stands out even more for buyers and sellers: Zillow reported that 74.6% of Cape Coral sales in July 2026 closed below their asking price.

For example, ZIP code 33914 includes many properties in Southwest Cape Coral, where you will find a significant number of pool homes, canal properties, waterfront homes, and gulf-access properties. Northwest Cape Coral has a different mix of newer construction, vacant land, wells and septic systems, developing utility areas, and waterfront property.
A citywide Cape Coral average can hide those differences.
Searching Zillow Cape Coral Florida for Waterfront Homes
Waterfront property is one area where you should be particularly careful with online searches.
Seeing water behind the house does not automatically mean you can take a boat directly to the Gulf.
Cape Coral properties may include:
- Gulf-access canals
- Freshwater canals
- Lakefront properties
- Sailboat-access properties
- Properties with bridges or other boating restrictions
- Riverfront homes
If boating is important to you, check the canal system before falling in love with the house.
You may need to verify bridge height, water depth, lock access, travel time to the river, seawall condition, dock condition, boat-lift capacity, and whether the property provides the type of boating access you actually need.

The city states that utilities have been extended to nearly all of Cape Coral south of Pine Island Road, with work continuing in northern areas.
North 1 construction began after notices to proceed were issued in December 2025, and the city currently anticipates completion around the end of 2027.

- Whether it has city water and sewer or well and septic.
- Whether utility assessments exist.
- Whether those assessments have been paid in full.
- Whether annual assessment installments appear on the property tax bill.
- Whether the property falls inside a current or future UEP area.
The purchase price alone does not tell you your complete cost of ownership.

Flood risk is another issue you should investigate property by property.
The City of Cape Coral identifies both lower-risk flood areas and Special Flood Hazard Areas. Properties located within FEMA A, AE, or VE flood zones can have additional flood-insurance requirements when certain federally backed financing is involved.
The city also provides a property-specific flood information system that can show information such as the flood zone, Base Flood Elevation, Design Flood Elevation, and available elevation certificates.
Do not assume two houses on nearby streets have identical flood considerations.
Before buying, you should verify the property's current FEMA information and obtain actual insurance quotes. For questions about coverage, premiums, or insurability, speak directly with a qualified Florida insurance professional.
Should Sellers Trust Their Cape Coral Zestimate?
If you are thinking about selling your Cape Coral home, your Zestimate can give you a general reference point. But it should not automatically become your asking price.
